Regarding the cost of spray-applied mortar, when it’s 5 cm thick, aren’t you calculating the cost based on a 5 cm thickness?

I'm sure you're thinking, "Come on, that goes without saying!" lol

The way contractors handle their finances, they won't make a profit that way.

If you can explain the theoretical basis for that price (unit cost), the general contractor will be convinced.

It's nonsense to say, "It's the same as before—XX yen per square meter."

It’s only natural that the unit price varies each time.

 

As an example, we’ll proceed with the case of applying a 5 cm-thick spray coating.

*Estimates based on expenses, machinery, insurance premiums, and labor only*

Let's say there is a 5 cm layer of sprayed mortar covering an area of 500 m².

At 25,000 yen per person per day, that comes to 100,000 yen per day for four people.

500 m² × 0.05 m = 25 m³

Let's assume a flow rate of 15 m³ per day.

25 m³ ÷ 15 m³ = 1.67 days ≈ 2 days

2 days × 100,000 yen = 200,000 yen

200,000 yen ÷ 500 m² = 400 yen/m²

This is the unit price.

 

Normally, this is how you would calculate it, but in practice, using this method actually results in a loss.

The key question is: How much material is lost when applying a 5-cm-thick spray coat?

Simply by covering the wire mesh, you can easily achieve a height of 6 cm or 7 cm. If the unevenness is severe, it can be even higher.

If the contractor doesn't factor that loss into the unit price, they won't make a profit—and at worst, people will wonder, "What are they even doing?"

Simply put, when applying a 5-centimeter-thick spray coating, you need to charge about 1.5 times the standard unit price to ensure you have enough left over.

At the unit price listed above, 400 yen/m² × 1.5 = 600 yen/m²

Spray Thickness

Putting it this way makes it easier to explain to the general contractor, doesn't it?

So, if someone asks, “What about 10 cm?”, how much thickness is lost when applying a 10 cm layer?

I want to apply the spray as evenly as possible, and if I don't, the supervisor will point it out.

For branch contractors, we generally factor in a material loss rate of about 1.2 to 1.4 (with significant fluctuations) based on actual site conditions.

However, construction losses are not included in the contractor's construction costs.

Since there is material waste, construction waste should also be factored into the cost.

 

To put it bluntly, even if the unit price for spray application went up by 10% or 20%, it wouldn't be a problem at all lol (that's a bit of a rough way of putting it, though).

That is to say, the reasons mentioned above hold true.

For us as contractors, it’s important to communicate with the general contractor in a logical manner.

They won't be satisfied with a vague explanation.

This is like this, and that is like that, so this is what happens!

 

If that doesn't work, then you don't have to do that job.

That means it's not your company's unit price.

However, this is very closely tied to the trust and personal relationships with the general contractor.

That’s exactly why you should try to leverage that relationship of trust in your negotiations.
